What Boiler Replacement Costs in Cincinnati in 2026

The spread between those sources is the point. A like-for-like hot water swap in an open basement sits near the bottom. A steam boiler in a tight Clifton or Walnut Hills basement, with a chimney that needs work and old insulation to deal with, sits near the top, and jobs like that can run above these national ranges.
Hot Water vs. Steam Boiler Replacement in Cincinnati
Most Cincinnati boilers are one of two kinds. Hot water boilers pump heated water through radiators or baseboard and run at about 12 to 15 psi cold. Steam boilers, common in older homes in Clifton, Northside, and Walnut Hills, boil water and send steam up to the radiators at about 2 psi or less.
A steam replacement usually costs more in labor even when the boiler itself doesn’t. The near-boiler piping on a steam system has to follow the manufacturer’s instructions closely, with the right header height and pipe sizes, or the new boiler will bang, surge, and spit water into the mains. Reusing the old piping to save a day is the most common reason a new steam boiler never runs right. Standard vs. Condensing Boilers
A standard (non-condensing) gas boiler runs around 80 to 85% AFUE and usually vents into the existing chimney. A condensing boiler reaches 90% or higher. ENERGY STAR certified gas boilers are rated at 90% AFUE or more. The extra efficiency comes from cooling the exhaust until its water vapor condenses, and that changes the installation in two ways.
Venting
Condensing exhaust is cool enough to vent through the wall or roof in PVC or similar plastic pipe, and most are sealed combustion, pulling outside air in through a second pipe. That means new vent runs and wall penetrations. It can also leave a gas water heater alone in a chimney sized for a boiler, which may then need a liner. Ask about that up front.
Condensate
A condensing boiler produces acidic water that has to go to a drain. Some jurisdictions require it to pass through a neutralizer first. If there is no floor drain nearby, add a condensate pump.
Our view: a condensing boiler only earns its higher price if your system can actually condense. Pacific Northwest National Laboratory’s building guidance says return water should come back to the boiler below 130°F for that to happen. Big cast iron radiators in an older Cincinnati house often heat fine at those lower temperatures. Small baseboard sized for very hot water may not, and then you have paid for a condensing boiler that runs like a standard one.
Steam boilers don’t condense, so a steam replacement is a standard-efficiency boiler by definition.
Combi Boilers: Heat and Hot Water From One Box
A combi boiler heats the house and the tap water on demand, with no separate water heater. It saves floor space and removes one appliance to maintain. It fits hot water heating systems, not steam. It works best in smaller homes with one or two bathrooms, because two showers and a dishwasher at once can outrun it. With Cincinnati water at 7 to 8 grains per gallon of hardness, plan on periodic descaling of the hot water side, or a softener.
Sizing: Why Copying the Old Boiler Costs You
The old boiler’s rating tells you what someone installed decades ago, not what your house needs today. Since then, most Cincinnati homes have gained new windows, insulation, or air sealing. An oversized boiler short cycles, firing and shutting off before the house is warm, which wastes gas and wears parts.
For a hot water boiler, the right number comes from a room-by-room heat-loss calculation. For a steam boiler, the rule is different: it is sized to the total radiation connected to it, so a contractor should measure every radiator. What Else Is in a Boiler Replacement Price
Near-boiler piping. Valves, fittings, and on condensing boilers, often a primary-secondary loop or hydraulic separator. This is skilled labor and a big share of the bill.
Expansion tank. Hot water systems need one sized for the system’s water volume. If yours is old, replacing it during the swap costs less than a separate visit later.
Circulators. Some new boilers include a pump. Others need new circulators or zone valves, especially if the old ones are noisy or near the end of their life.
Removal of the old boiler. Cast iron boilers are heavy and often in tight basements. Older boilers and pipes may also be wrapped in insulation that contains asbestos. The EPA says material in good condition that won’t be disturbed should be left alone, and that removal must be done only by a trained and accredited asbestos professional. If the boiler has to be cut apart or the insulation disturbed, testing and abatement by an asbestos contractor becomes a separate line item.
Chimney, gas line, and electrical. A chimney liner, a larger gas line, or a new dedicated circuit for a modern boiler each add cost when needed.
City of Cincinnati Permits for Boiler Replacement
Yes, replacing a boiler in the city needs a permit. The City of Cincinnati’s HVAC informational handout says permits are required for all new installations and replacement units. Residential mechanical replacement permits can be applied for online through the city’s ezTrak system, and the work gets inspected. Townships and suburbs outside city limits, and Northern Kentucky and Southeast Indiana, have their own building departments with their own rules. The permit should be on the quote, pulled by the contractor, not left for you to sort out.
Tax Credits and Duke Energy Rebates in 2026
The federal Energy Efficient Home Improvement Credit (section 25C) used to cover 30% of a qualifying gas boiler, up to $600. It has ended. The IRS says the credit will not be allowed for any property placed in service after December 31, 2025. A boiler installed this fall doesn’t qualify. Compare quotes line by line, not by the total. A good one lists:
The boiler make, model, input in BTU, and AFUE. How it was sized (heat-loss calculation for hot water, measured radiation for steam). Venting: chimney, liner, or PVC through the wall, and where it exits. Condensate drain, neutralizer, or pump on a condensing boiler. Near-boiler piping, expansion tank, circulators, and valves being replaced. Removal and disposal of the old boiler, and how asbestos is handled if found. The permit and inspection. Warranty terms for parts and labor. Start-up, including a combustion test.
